The project territory is located in Tbilisi, district Temka, on the territory close to the Tbilisi Sea. The building represents a former textile factory, which currently serves storage purposes.
The strategy is to transform the place by planning functions assigning new significance to it. The concept of the place's development is to create a creative hub that provides working spaces for companies operating in technology and digital media. However, at the same time, the task is to plan additional activities that create synergy and provide functions needed for the office space users. As a result, the territory becomes interesting and attractive both for the representatives of this specific sphere and the local residents.
Different-sized offices, a common workspace (co-working), meeting rooms, event spaces, a gym, a conference hall, and an open terrace are located in the former factory building. Food outlets, a sports and recreation zone, a sports field, and a green garden are distributed outside the building. The design process emphasized equipping the old building with systems and technological solutions that respond to contemporary demands. The team used "historical structure" by using modern technologies and construction methods to turn the place into a vibrant space.
The design of the internal and external spaces is capable of preserving the building's authenticity. Minor interventions and new contrasting elements create a distinguished character.
